Purpose	Under Construction Management with Encore Advisors, Jancon completed this 19,000 SF office alteration without a hitch. Schedule monitoring, delivery timing and dealing with Landlord work prior to construction were small challenges to this successful build out. Participation from multiple levels of project ownership groups and multiple 3rd party vendors required detailed planning and execution.
Conditions	90% demolition of existing builtout conditions. 12’ high T-Bar ceilings were existing. Coordination of Landlord works by others to introduce 4 new exterior window openings.
Challenges	Extensive slab trenching to required accommodate new plumbing layout . Introduction of two meeting rooms requiring structural steel reinforcing to accommodate new folding partition and installation of two 14’ overhead interior garage doors.
